Located in the heart of downtown Fresno, the T.W. Patterson Building has been family-owned and operated since 1994. Our tenants enjoy the benefits of First Class Service with the attention and care of our on-site Management and Maintenance teams who are readily available and eager to support. For over 20 years, it has been our pleasure, and greatest priority, to provide our tenants with excellent customer service which extends beyond what is typically practiced or expected. From simple requests to custom buildouts, we understand business owners have unique needs, and we are passionate about doing what we can to make our tenants happy.


Our Heritage

Amidst the transformations and changes that have taken place in downtown Fresno, the T.W. Patterson Building has encouraged and embraced revitalization while preserving the integrity of our building’s values and heritage. Many refer to our building as a work of art, and we are dedicated to maintaining its original details while restoring its most beautiful features. With hand-painted murals, beautiful black and white checkered tile, and original marble, tenants love inviting their clients and guests to visit their offices in our beautiful downtown building.

Robert Bills

The T.W. Patterson Building welcomed Robert to its Maintenance Team in August 2015. Since joining the building, Robert has become our Superintendent and has proven himself a diligent, attentive worker who cares deeply about our historic building and its tenants. 

With extensive contracting and construction skills, Robert is an important part of our team and is eager to build relationships with our valued tenants.

Martin Choinacki
Leasing & Operations

Martin joined our management team in 2017 and facilitates our billing and leasing procedures. He works alongside our Superintendent and Operations Manager to deliver excellent service to our valued tenants. Martin is responsible for our daily operations and manages our relationships with Boese Commercial Property and Top Hand Media for new tenant inquiries.

John Perez
Garage Supervisor

Since 2000, John has proudly served as the T.W. Patterson Building’s Garage Supervisor. He’s been involved in many of the changes that have taken place in our historic building’s underground garage and takes great pride in the services he provides to our tenants.

Manuel Ramos
Maintenance Team

Manuel offers his expertise in carpentry, painting, electrical projects, and plumbing services. He provides direct support to Robert for tenant maintenance requests. What Manuel most enjoys about his position with our building are the positive working relationships he has developed with his co-workers.

Phil Harville
Maintenance Team

Phil works on our Maintenance Team and provides quick, efficient service to our tenants. His skills and abilities allow him to adapt to changes and new projects quickly and with ease. Phil’s favorite part about his job is learning new things and expanding his skillset.

Jessica Roush
Operations Manager

As a family-owned business, the T.W. Patterson Building offers tenants First Class Service through personalized customer service, and Jessica has been vital in upholding this standard. As our Operations Manager, Jessica takes great pride in her position and strives to provide a quality customer experience to our family of tenants.

She is often a first point of contact for interested renters and is responsible for overseeing our staff, coordinating tenant events, and managing our current accounts.

Rick Roush


Jamie joined our team in January 2015 as our building’s Marketing Coordinator creating and distributing promotional materials, tenant communication, and our community outreach efforts. She works closely with our Operations Team to deliver a unique and pleasant tenant experience.

Rick purchased the T.W. Patterson Building in 1994 and became one of downtown Fresno’s most passionate advocates. He believes in our Central Valley and has positioned the T.W. Patterson Building as one of our downtown’s greatest treasures and destinations.

Downtown Fresno Building History



T.W. Patterson was a developer in Fresno, California at the dawning of the 20th century. The first building he built on the present location of the T.W. Patterson Building was constructed in 1904. One of his first tenants in his new 4-story Forsythe Building at Tulare and J (now Fulton Street) was Emil Gottschalk who occupied 30,000 ft2 on the first floor for his new department store.


In 1915, Gottschalk’s moved down Fulton Street, and in 1922, the Forsythe Building was destroyed by fire.

At that point, Patterson decided to build a new office building at this same location, and the T.W. Patterson Building, which still bears his name, began its historic identity as the pillar of life in Downtown Fresno that remains intact today.



history-pointerThe T.W. Patterson Building was opened in 1923. Three years later, in 1926, it became the first building in the United States to have an air conditioning system installed by the pioneering Carrier Corporation.


T.W. Patterson Investors purchased the T.W. Patterson Building in 1994 as a declaration of confidence and belief in the revitalization and vision of Downtown Fresno.

Since the Roush family’s initial investment in the building, it has continued to be ran and operated as a family venture with unwavering values and sense of community.




Located in the heart of Downtown Fresno, the T.W. Patterson Building remains one of Fresno’s most iconic and historic landmarks. With 8 floors and a wonderful variety of tenants, this building promises a refreshing diversity to the downtown community and its visitors.

Today, the T.W. Patterson Building boasts beautifully renovated offices, a spacious event venue, and high-level security features but still maintains its historic value and integrity.
